Beyond Sosaria offers two distinct kinds of player housing: standard houses placed on the open world, and private instanced real estate that gives you your own copy of a famous map region. The sections below cover both housing styles, the landscaping system, the ''[MyHouses'' command, and the Real Estate Broker NPC. ===== Number of Houses Per Account ===== The base limit is **one house per account**. Ownership is tracked against the account, not the individual character, so every character you play shares the same single home. ==== Increasing the Limit: House Slot Deed ==== Additional house slots are granted by the **House Slot Deed**: * Blessed, weight 1.0. * Double-click the deed from your backpack to permanently add one house slot to your account. You will be told: //"You may now own up to N houses on this account."// * Each consumed deed permanently adds one slot. Deeds stack — use several to raise the cap further. Where to get it: * **Homestead Vendor** — 100 Sosarian Dollars. * **Donation Rewards** — 200 donation points. The deed's in-game description reads: //"Increases The Number Of Houses You May Own On Your Account By 1"//. ===== [MyHouses Command ===== Type ''[MyHouses'' to open a menu listing every house owned by any character on your account. For each house you can: * **Go to this house** — teleports you to the house's ban location. Blocked while jailed, in combat, carrying a faction sigil, or flagged criminal. The standard recall travel rules also apply. * **Demolish house** — opens the standard house demolish menu. * **Refresh house** — refreshes the selected house's decay timer. The selection screen displays facet, sextant coordinates, location, owner, house name, friend count, co-owner count, ban count, decay-enabled flag, and current decay level. ===== Landscaping ===== Every house sign stores its own landscaping capacity and yard size. The defaults for a newly placed house are: * **Yard Size:** 2 tiles * **Landscaping Capacity:** 10 items The current usage and cap are shown on the house sign as: * ''Landscaping Capacity: X/Y'' * ''Yard Size: N Tiles'' If a sign reads ''Landscaping Not Permitted'', landscaping is disabled on that house. ==== Adding Items to the Yard ==== Open the //Customize// page of the house menu and use the landscaping gumps to purchase and place items. Placement is rejected when: * The house has already reached its landscaping capacity. * The target tile is outside the yard's tile radius from the house. ==== Removing and Refunding Items ==== Double-click a placed yard item to remove it. The original purchase price is deposited directly into the house owner's (or instance owner's) bank box, and the item is deleted. ==== Upgrading the Cap: Home Landscaping Permits ==== A **Home Landscaping Permit** is targeted on your house sign to raise its landscaping capacity and yard size. If the permit's values are larger than the sign's current values, both are overwritten and the deed is consumed. Otherwise the deed reports that the house is already permitted to that size or larger. The Homestead Vendor sells four permit tiers: ^ Permit ^ Decoration Cap ^ Yard Size (tiles per side) ^ Price (SD) ^ | Home Landscaping Permit (Small) | 200 | 3 | 50 | | Home Landscaping Permit (500 Deco, 4 Tile) | 500 | 4 | 100 | | Home Landscaping Permit (500 Deco, 5 Tile) | 500 | 5 | 250 | | Home Landscaping Permit (Large) | 2,000 | 10 | 500 | The "Large" permit's in-store description confirms the practical ceiling for standard player homes: //"2,000 decoration capacity and 10-tile yard extension on each side of your home"//. ===== House Placement and Cost ===== Houses are placed using the standard House Placement Tool. When you finish placement: - The account house cap is checked. - The new house is automatically flagged so it does not naturally decay. - The listed placement cost is withdrawn from **your bank box**. Placement cost is **doubled on Siege shards**. Houses are therefore not free at placement — the gold cost is taken from your bank — but they are exempt from decay refresh requirements from the moment of placement. ==== Custom 23x23 Keep and 32x32 Castle Plots ==== The placement menu offers two oversized customizable foundations alongside the standard 18x18 maximum. Compared to their prefab equivalents: ^ Plot ^ Storage ^ Lockdowns ^ Vendors ^ Cost (gp) ^ | Keep (prefab, 24x24) | 1,509 | 3,019 | 52 | 562,500 | | 23x23 3-Story Customizable Keep | 3,018 | 6,038 | 78 | 525,000 | | Castle (prefab, 31x31) | 2,344 | 4,688 | 78 | 865,000 | | 32x32 3-Story Customizable Castle | 4,688 | 9,376 | 78 | 525,000 | The two customizable plots carry **exactly double** the secure storage and lockdown capacity of their prefab equivalents, and the customizable Castle is significantly cheaper than the prefab Castle. ===== House Decay ===== Decay behavior on this shard: * Decay is enabled globally. * The full decay period from last refresh to ''Collapsed'' is **5 days**. * Every newly placed and newly resized house is automatically flagged as **Ageless**, so houses placed here do not naturally decay. * For any house that is not flagged Ageless, the standard rule applies: only the **most recently placed or traded house on the account** auto-refreshes. Older houses must be manually refreshed. The //Refresh house// button in the ''[MyHouses'' menu refreshes decay directly. ===== Instanced Real Estate ===== Instanced real estate is a separate system that gives you your own private copy of an existing in-game map area, fully ownable, with its own lockdown and secure caps and its own landscaping budget. ==== Instanced Real Estate Orb ==== The **Instanced Real Estate Orb** is the consumable that creates the instance: * Blessed, weight 1.0. * Each orb is bound to a single home template. * Double-click the orb in your backpack. It allocates the next free instance slot, copies the template's source map at the configured dimensions, applies Trammel ruleset, and places an **Instanced Home Rune** (the entry point) into your backpack. The orb is then consumed. * If no instance slot is currently available, you will see: //"There are currently no empty instance slots. Try again in a few moments!"// **Preview orbs** are also offered. A preview produces a temporary instance and displays //"Full Access Preview - Expires After 5 Minutes"// on its title. Previews cost **10,000 gold** for a 5-minute look at the template. ==== Instanced Home Rune and House Menu ==== When the orb resolves to a permanent home, you receive an **Instanced Home Rune** in your backpack, blessed. Its title shows: * Name, Owner, //Type of Instance: Permanent Player Home// * //Security: Public// or //Private// * //Max Lockdowns: X//, //Max Secures: Y// * //Landscaping Capacity: current/cap// Double-clicking the rune opens an instance house menu with pages for Information, Security, Storage, Customize, Ownership, co-owner management, friend management, and ban management. Standard house commands work the same way inside the instance region as they do for a regular house. ==== Building Houses Inside an Instance ==== Where a template's terrain permits placement (notably the Luna templates and Green Acres), the standard House Placement Tool works inside an instance the same way it works on the live map, subject to the same boundary checks. The in-store descriptions confirm: //"You can even place houses inside of it!"// ===== Real Estate Broker NPC ===== The **Real Estate Broker** is the classic UO appraisal vendor, titled //the real estate broker//. * Approach within 4 tiles while carrying a House Deed in your pack and the broker will say: //"If you have a deed, I can appraise it or buy it from you..."// followed by //"Simply hand me a deed to sell it."// * Say **appraise** and the broker will ask //"Which deed would you like appraised?"// and target a deed. A valid deed produces a spoken appraisal price. * Drag a House Deed onto the broker to sell it. Payment is deposited directly into your bank.
